A tenant who is ready to pay the rent or renew the contract, and whose landlord refuses to take the money, the cheques or the keys, is left holding an obligation with no way to discharge it. The offer and deposit request is the formal route out of that position.

What Is an Offer and Deposit Request?

It is a request registered before the RDC urgent-matters judge for an order offering the rental value, or the keys, in the landlord’s favour — without prejudice to the tenancy rights of either side. The RDC gives one working day as the registration time, and what is issued is the judge’s decision.

Documents Required to Register the Request

  • The offer and deposit statement of claim
  • Emirates ID of the applicant; for a company, the Emirates ID of the manager named on the trade licence plus the most recent copy of the licence
  • The last signed lease and a new lease on the same terms and conditions; confirm the number of copies required by the current RDC filing channel
  • A copy of the cheques being deposited for the new contract
  • A copy of the correspondence between the two parties, if any

Rent Already Covered by Cheques Must Be Converted to Cash

Where the deposit covers a period that was already deposited by cheques, the RDC requires those earlier cheques to be converted into cash amounts. Every submitted document must also be in Arabic or legally translated into Arabic, and all documents are archived on the RDC system under its own sections — no paper document is received. We handle the file in the required form and arrange the legal translation where a document is in another language.

Filing Without an Emirates ID

The RDC lists the Emirates ID as the applicant’s identity document for this service. A tenant holding only a passport cannot register the request in their own name; it is filed through a notarized POA to someone who holds an Emirates ID, registered on the file at the RDC.
