A Real Estate Power of Attorney in Dubai authorizes a named agent to complete property transactions on your behalf — whether you are abroad, unable to attend in person, or prefer to delegate to a trusted specialist. DLD rejects incorrectly formatted Real Estate POAs on the spot

A Real Estate POA for Dubai Land Department must be in Dubai Courts bilingual format — not Federal format. DLD Circular No. 29/R/2025 — New Requirements for Real Estate POAs

Circular No. 29/R/2025 introduced three mandatory requirements for all POAs used at Dubai Land Department: (1) 2-Year Foreign POA Validity Rule — a POA issued outside the UAE and used at DLD must not be more than 2 years old from the date of notarization. POAs older than 2 years are rejected regardless of stated validity; (2) Electronic Verification — under Circular No. 29/R/2025, all POAs submitted at DLD must be verified through official government portals. official electronic verification replaces QR codes — the Registrar cross-checks the principal's Emirates ID and passport number against the DLD system; (3) Manager's Cheque Clause — for property sales, the POA must the seller must have a UAE bank account in their own name — under Circular No. 29/R/2025, all sale proceeds (Manager's Cheques) must be issued in the name of the person on the Title Deed. Yes. A non-UAE resident can be appointed as agent in a Real Estate POA. The agent's full passport details must be included in the POA. For DLD transactions: the agent must physically attend the Real Estate Trustee office — they cannot complete the DLD transfer remotely. However, the principal (property owner) can grant the POA remotely from abroad through Dubai Courts or the UAE Ministry of Justice via a video call. The POA itself is delivered electronically and is valid for DLD transactions from the date of notarization.

For UAE-issued POAs: valid for the period stated in the document (typically 1–2 years). For foreign-issued POAs: under Circular No. 29/R/2025, DLD will not accept a POA issued outside the UAE that is older than 2 years from the notarization date — even if the document states a longer validity period.
