When a rent cheque is returned unpaid, the Rental Disputes Settlement Centre registers a separate execution file for returned cheques so their value can be collected. It is registered at the RDC and is distinct from a first-instance rental claim.

What Is a Cheque Execution File at the RDC?

A cheque execution file is an RDC service that registers a returned rent cheque so its value can be collected. The RDC gives one working day as the registration time and issues an execution statement. It is a service of its own, separate from a first-instance rental claim.

All Documents Must Be in Arabic

The RDC requires every submitted document to be in Arabic or legally translated into Arabic, and all documents are archived on the RDC system under its own sections — no paper document is received. We prepare the file in the required form and arrange the legal translation where a document is in another language.

After the File Is Registered

Once the file is registered and the executive writ notice has been served on the party against whom execution is sought, e-requests can be submitted seven days after that service. Each request is put before the execution judge for a decision. We prepare and follow up the requests that fit the file.

Frequently Asked Questions

The latest Ejari tenancy contract, the Emirates ID (or the trade licence with the licence manager’s Emirates ID for companies), a bank letter or statement showing the claimant’s IBAN, a copy of the returned cheque, and a report issued by the bank confirming the return. A receipt for an amount deposited against an appeal file, and the offer-and-deposit receipt where the request concerns renewal, are added where they exist.

The fees are official RDC fees, calculated according to the type of request and the value of the claim, and paid directly to the centre. We calculate them for you with the quote.

The RDC states one working day as the registration time for this service, and the document issued is an execution statement. The steps that follow — notification and the execution requests — run to their own timing on the RDC system.

Yes, through a notarized POA registered on the file at the RDC. This is the route where the claimant holds only a passport, since the RDC requires the Emirates ID as the identity document for individuals. We draft the POA and its powers, register the file and follow it up.
