Critical Limitations — What Even a General POA Cannot Do

A General POA in Dubai CANNOT authorize an agent to: gift or transfer real estate to themselves, borrow money in the principal's name, open new bank accounts (banks require the account holder in person), apply for loans or credit cards, change account ownership, or close existing accounts. Additionally, a POA automatically becomes void upon the principal's death — it cannot substitute for a Will.

4 Situations Where a General POA Will Be Rejected in Dubai

  • 1.Dubai Land Department (DLD) — property SALE: DLD does not accept a General POA for selling a specific property. You must use a Special POA that explicitly names the Title Deed number, plot number, and location. A General POA will be rejected on the spot by the Trustee Office.
  • 2.UAE Banks — account management: Most UAE banks accept a General POA for account management, but require the agent to visit the branch in person with the original notarized document. A PDF copy alone is not accepted. Some banks (especially for international transfers) may require a Special POA naming the specific account.
  • 3.MOHRE procedures: MOHRE requires Federal format (Ministry of Justice) POA — not Dubai Courts format. A General POA issued through Dubai Courts is not accepted at MOHRE. This is the most common format error.
  • 4.Courts — specific litigation: Dubai Courts and RDC prefer a Court Case POA (Special POA naming the specific case) for litigation. A General POA may be accepted for general legal representation, but for a specific lawsuit, the Court may require a case-specific Special POA.
