Why Do POAs Get Rejected in Dubai?

A Power of Attorney that looks perfectly valid to you may be rejected by DLD, a bank, or a court for very specific technical reasons. Here are the most common:

Reason 1 — Vague or Incorrect Authority Language

The most common rejection reason. The POA says \"to manage all my affairs\" but DLD needs it to say explicitly \"to sell the property at \specific address\ and sign Form F at Dubai Land Department.\" Each authority has its own required language.

Reason 2 — Wrong Notary or Missing Stamp

Some authorities require Dubai Courts notarization specifically. A POA notarized by a free zone notary or a different emirate\'s notary may be rejected. Also, a missing or smudged notary stamp is an immediate rejection.

Reason 3 — Not MOFA-Attested When Required

If the POA was notarized outside the UAE (e.g., at a UAE embassy abroad), it must be MOFA-attested before being used in the UAE. Many rejections occur because this step was skipped.

Reason 4 — Expired POA

Some authorities (especially banks) require POAs issued within the last 3--6 months. If your POA is older, it may be rejected even if technically valid.

Reason 5 — Missing Property or Party Details

For property POAs: if the title deed number, property address, or DLD transaction type is missing, DLD will reject it. For banking POAs: the specific bank, account, and type of transactions must be named.
